Which survey do I need?
It depends on the property's age, type and condition. RICS offers three levels: Level 1 (Condition) for newer, conventional homes in good condition; Level 2 (HomeBuyer) for conventional properties in reasonable condition; and Level 3 (Building Survey) for older, altered, listed or unusual properties. We'll advise you on the right level honestly — before you spend anything.
How much does a building survey cost?
Our indicative bands for an RICS Level 3 Building Survey are from £845 + VAT (smaller properties), £945 + VAT (medium) and £1,145 + VAT (larger). We confirm a fixed fee in writing before any instruction, with no obligation. Other services are quoted on enquiry.
How long does it take to get my report?
We usually book the inspection promptly (often within a few days of instruction) and typically return a clear, prioritised report within a few working days of the inspection, followed by a call to talk it through.
What's the difference between a Level 2 HomeBuyer and a Level 3 Building Survey?
A Level 2 HomeBuyer survey is a mid-level inspection for conventional properties in reasonable condition, with condition ratings and advice. A Level 3 Building Survey is far more thorough, with detailed findings, likely causes and repair guidance, and is the right choice for older, altered, listed or unusual homes.

Do you carry out commercial surveys?
Yes, we provide commercial acquisition surveys and technical due diligence for investors and occupiers, from single assets to large portfolios, in the UK and internationally.
Can you inspect a roof you can't safely access?
Yes. We offer drone surveys to inspect roofs, high elevations and other hard-to-reach areas safely, capturing high-resolution imagery without scaffolding or roof access.
